When ‘Change’ Becomes a Burden for Ordinary Residents, “The Reality of the New Committee”
The introduction of the so-called “Hybrid Model” in our community has left many residents questioning its fairness. This system, rather than ensuring equality, has led to an undue financial burden on 2BHK and elite 3BHK owners, forcing them to subsidize the luxuries of signature 4BHK residents.
Who Really Benefits from the Hybrid Model?
The hybrid model was introduced under the guise of fairness but appears to be deeply biased in favour of signature 4BHK units. Consider the following disparities:
- Unequal Parking Costs: 2BHK owners, many without covered car parking, are being forced to share the maintenance costs of 4BHK units in Block 14 that enjoy up to three covered car parks.
- Unfair Lift Maintenance: In blocks like B14 (4BHK block), there are only 8 units sharing 3 lifts, whereas, other blocks have 28, 36, or even 52 units sharing a single lift. Yet, all residents are expected to contribute equally to Block 14’s high maintenance costs.
- STP/WTP & Staffing Disparity: 2BHK and smaller(elite) 3BHK units have fewer washrooms, lower water consumption, and less strain on STP/WTP systems. Yet, their owners are paying disproportionately higher fees than large 4BHK owners who place the heaviest burden on these utilities.
The Numbers Don’t Lie
Under the previous management, maintenance charges were capped at ₹2.25 per sq. ft. But under the new committee:
- Block 14 & Block 6 (signature blocks) are paying only ₹2.8 per sq. ft.
- Elite 3BHK owners and 2BHK and are being charged Rs. 2.9 to over Rs. 3.09 per sq.ft.
This shift directly contradicts the promise of cost control made by the previous committee, forcing smaller homeowners to cover the expenses of luxury signature apartment residents.
The Reality of “Change”
The current management came to power with the slogan “Vote for Change.” However, this “change” has resulted in:
- Higher maintenance costs for the majority while benefiting a select few.
- Repeated defaulters from Block 14 continuing to enjoy premium amenities (Clubhouse 1, gym, swimming pool) at others’ expense.
- A clear bias in policy-making that favours larger, signature units in Block 6 and Block 14 over the common homeowners in the elite blocks.
What Can Residents Do?
If this unfair and unjust system continues, residents will have no choice but to escalate the issue by:
- Approaching the appropriate authorities to investigate the unjustified burden placed on smaller apartment owners.
- Filing a No-Confidence Motion (NCM) against the current management committee for failing to uphold transparency and fairness.
Final Thoughts
A truly fair maintenance model should ensure that each resident pays their rightful share based on the UDS, actual usage and benefits. The current system is inequitable and unsustainable. It is time for the management committee to listen to the voices of ordinary residents—or be held accountable for their actions.
